  I have lived here for over 5 years and absolutely love my neighbors and this great close knit community. However, the construction of the Town Homes is average at best, both inside and outside (stucco bricks regular falling off the exterior, lots of electrical and wiring issues internally, etc.) Certainly not what I expected in a Toll Brothers community especially considering what you'll have to pay. There are also major problems with the roofs on most units; poor gutter placements, inadequate ventilation to the attics because of improper soffit installations which leads to regular ice damming and water getting inside many homes here. I expected so much more from Toll Brothers. Also, this past winter the snow plow company did not clean any of the sidewalks n the entire community after a major 2-foot snowstorm. The snow had to melt and clear slowly on its own over the next 4-5 weeks! Not what you'd expect when you have to pay almost $200 a month is HOA fees. I'm hopeful things will get better, but not overly so. Beware if you're buying in Van Wyck Meadows.
